Humidity and water intrusion
Current standards for crawlspaces work great in many states, but not so well in North Carolina. The main reason is the very high humidity. Vents in the crawlspaces are supposed to let the air circulate taking the moisture away, but due to very high average air humidity in North Carolina, this doesn’t really work. This created favorable conditions for mold and fungus growth and attracted pests, such as termites.
Encapsulation and dehumidifier installation are the best remedy for this problem. Many of our clients are surprised by how much better they feel after the crawlspace encapsulation!
Sometimes encapsulation alone will not solve the humidity problem in the crawlspace due to direct water penetration.
This is very common when the grade is sloping towards the house. Waterproofing (installing a waterproof membrane on the outside of the foundation), proper drainage, and regrading will solve this problem.
Sometimes even a simple downspout extension will do the trick.
